Our offices are open Monday to Friday from 9am-5.30pm and Saturdays from 9am-2pm. If during these times you have maintenance issues to report, please contact us or report the issue through your online PropertyFile.

If there is an emergency maintenance issue outside of our working hours, then please contact the relevant company below. Please ensure that it is an emergency and not something that can wait until office hours, as if the issue is later not deemed to be an emergency you may be liable for the cost.

 

What is an emergency?

 

A good rule of thumb is to remember that any maintenance issue that could potentially cause injury, serious property damage, or a threat to health and safety is considered an emergency. Some examples of these maintenance concerns include:

  • Broken water lines or frozen pipes
  • Flooding
  • Broken door or lock you cannot secure
  • Gas leak
  • Sewer back-up and floods
  • No heat in Winter
  • Electrical issues
  • Severe roof leaks
  • Carbon Monoxide detection

 

If  applicable we recommend in the first instance calling the following:

 

  • If you smell gas or suspect a leak, call National Grid on 0800 111 999 immediately.

 

  • If you have an emergency water situation such as burst mains pipes (located outside of the property) you should call Thames Water on 0800 714 614.

 

  • If the electricity goes off, you should check that it is not just your electricity that has gone off but that the whole street has not been affected. If it is everybody’s electricity that has been affected, you should contact National Grid on 0800 40 40 90. This is the number for 24-hour electrical emergencies; they will be able to advise you how long the power will be off for.
